Financial hardship can leave homeowners feeling overwhelmed, especially when foreclosure is a possibility.
Unfortunately, scammers often exploit that urgency with promises of a quick fix. Whether you live in Horry,
Georgetown, Marion, Williamsburg, Florence, Darlington, Dillon, Marlboro or Lee County, understanding
common warning signs can help protect your home and finances.

common warning signs can help protect your home and finances.
Beware of Upfront Fees
Be cautious if someone demands payment before providing foreclosure-relief services. Certain
mortgage-assistance relief providers are prohibited by federal rules from collecting fees until specific conditions
are met. Fee rules depend on the service and provider, so do not assume every legitimate professional service
is free. Ask for a written explanation of charges and independently verify the provider.

No One Can Guarantee a Short Sale or Stop a Foreclosure
A short sale requires approval from the mortgage holder, and foreclosure outcomes depend on individual
circumstances and applicable law. Anyone guaranteeing an approval, a specific result or an immediate
foreclosure stop should raise concerns. Legitimate assistance explains possible options, costs, timelines and
risks.
Never Sign What You Do Not Understand
Do not sign a contract, power of attorney, deed or other document under pressure. Ask for copies, read every
page and seek independent legal advice when ownership or legal rights may be affected. Be particularly
cautious if someone says you must sign immediately to avoid losing your home.
Watch for “Rescue” Schemes and Deed Transfers
A common warning sign is an offer to “save” your property by transferring title to a company or individual.
Signing over ownership may leave you without the home while you remain responsible for the mortgage. Do
not transfer a deed or redirect mortgage payments based on an unsolicited promise.
High Pressure and Fear Are Red Flags
Scammers may use alarming deadlines, repeated calls, secrecy or threats to push you into decisions. Verify
any foreclosure notice directly with your loan servicer or through official court records. Do not rely solely on a
telephone number, email address or website provided by a stranger.
Check Credentials and Understand Roles
Verify a real estate professional’s license with the South Carolina Real Estate Commission. A foreclosure
consultant, attorney, HUD-approved housing counselor and real estate agent have different qualifications and
roles; a consultant is not automatically a licensed real estate agent. Ask exactly what services a person is
qualified and authorized to provide.
Where to Turn for Reliable Help
Contact your mortgage servicer promptly to ask about available loss-mitigation options. A HUD-approved
housing counseling agency can offer foreclosure-prevention counseling, often at no charge. If you receive court
papers or have questions about your legal rights, consult a qualified South Carolina attorney. For a potential
sale or short sale, speak with a properly licensed real estate professional experienced in distressed properties.
Share the Warning Signs
Homeowners facing foreclosure deserve facts, not fear. Share this information with friends, family and
neighbors. If an offer sounds too good to be true, take time to verify it before sending money, signing
documents or transferring ownership.
